Flood Damaged Floor Repair

Storm surges can be dramatic and cause significant damage but with the proper tools and training, it doesn’t have to mean a total renovation.  The only good thing about storm surges is that the waters often recede as quickly as they rush in.  Hardwood flooring that is properly protected with polyurethane can withstand water penetration if remediation happens quickly.  At SERVPRO we have the right equipment and training to often save hardwood floors instead of removing them.  Here are three techniques we use.

First, our injecti-dry panel system is one way to extract moisture.  Our technicians use plastic sheeting to create a containment area and install dehumidifiers to regulate the moisture levels.  The panels are installed with special methods to reduce additional damage.  We then use moisture measuring meters to monitor the changing moisture levels all the way to the subfloor.

Second, we may utilize a heat drying system that heats the material to approximately 100 degrees.  Heat ducts are installed to remove the humid air and infrared monitors are used to monitor the drying process.

Finally, a Desiccant Dehumidifier may be used to introduce outside air which is passed through a dehumidifier before being introduced to the material.  Again, moisture monitoring equipment is used to measure the progress and reduce moisture at a controlled rate.

In our industry we require the use of certain equipment to do our job correctly.  This may include detection devices, extraction equipment, air moving and dehumidification equipment, as well as safety equipment.  Having access to the right equipment is only part of the process. 

Equipment utilization involves three levels of understanding.

  1. Water restoration technicians must be aware of the proper equipment to accomplish the job. For example, the water technician should know that a desiccant dehumidifier would be ideal for drying low evaporation materials like hardwood floors. 
  2. Technicians must know how to properly operate equipment, adhering to instructions by the manufacturer of each devise. In connection with the prior example, the technician should know to duct the desiccants’ wet reactivation air outside of the structure so the humidity inside can decrease. 
  3. The technicians must know how to effectively and efficiently operate the available equipment to dry structure and contents. In the example above, the technicians must know how to contain the floor with plastic and to duct hot, dry air (from the desiccant) to the affected hardwood floors.

Water

Water losses have several categories of contamination that determines how we will go about mitigating your loss.  See below for the categories and definitions:

  • Category 1 – Clean Water - Includes water from a clean source like a broken water line.  If not treated, it can turn into category 2 or 3.
  • Category 2 – Gray Water - May contain bacteria and viruses.  This can result from a washing machine, dishwasher, or toilet overflow.
  • Category 3 – Black Water - May contain untreated sewage, chemicals, and microbes.  Highly contaminated and can cause severe illness.  Results from water from flooding rivers or sewer backups.

Tips before help arrives:

  • Only restoration professionals should cleanup sewage backups.
  • Place aluminum foil or wood blocks between furniture legs and wet carpeting.
  • Don't leave wet fabrics in place. Hang furs and leather goods.
  • Don't use your household vacuum to remove water.
  • Don't turn on ceiling fixtures if ceiling is wet, and keep out of rooms where ceilings are sagging.
  • Don't use television or other household appliances.

Fall/Winter 2017-2018. So far the north east has been pretty lucky with the weather this season. The fall so far has been very mild although this week seems to be dipping down in tempatures. Some of the weather experts are saying that mid- December-January will be cold toward the end of the months continuing into early/mid-February. Possible late January into early to mid-February we could excpect some snow. But that’s a long way from now till then so all we can really do is play it by ear and day by day.

With all the differences in the weather there seems to be a lot of people coming down with colds and or the flu. So let’s all remember to cover our mouth and noses when coughing and sneezing, also antibacterial lotion and soap. Remember when you are out and about shopping and have to use a cart to wash your hands because the handles of shopping carts have ton of gems. Some stores even have antibacterial wipes next to the carts for your convenience. We all need to stay healthy so when the snow storms come we can go out and have fun in the snow.

When the snow does come and it will we need to make sure that we take a lot of breaks while shoveling our driveways and cleaning off our cars so we don’t over exert ourselves causing health problems. Please check on your elderly parents or neighbors as it is harder for them to do those chores themselves. If you have teenagers have them go over and help out. Keep an eye on your pets in the snow too their paws can become frost bitten.

With the winter come the freezing cold, make sure that young children and the elderly are taken care of and kept warm.
